Pay online
Rent is due on the first of the month and paid through the portal by eCheck, automatic ACH, or credit card. Setting up autopay is the single best way to never think about it again.
Submit a request
Routine maintenance goes through the portal, with photos if possible — a clear photo often saves an entire diagnostic visit. Requests are dispatched to vendors from the queue in the order and priority received.
Manage your lease
Lease documents, payment history, balances, and contact updates all live in the portal, along with your Resident Benefit Package perks like filter delivery and credit reporting. Moving or adding an occupant? Start there, and we'll follow up with next steps.
Is It a Maintenance Emergency?
Call the after-hours emergency line at 941.315.5716 for problems that threaten the home or your safety right now: active flooding or a major leak you can't stop at the shutoff, sewage backing up, a total loss of electricity not caused by an outage, or a door or window that won't secure. If you smell gas, leave the home and call 911 and the gas utility first.
Everything else — a dripping faucet, an appliance acting up, an AC that's cooling poorly — goes in the portal, where it enters the queue immediately, even at 2 a.m. Submitting online tonight is faster than calling tomorrow morning.
Who Pays for Repairs?
The owner pays for repairs and maintenance unless the issue was caused by resident neglect or misuse. Clogged toilets, garbage disposals, dishwashers, and drains are the most common examples of misuse-related issues that fall to the resident. When in doubt, submit the request — the vendor's findings determine responsibility, not the request itself.
Moving Out?
When your lease expiration approaches, you'll receive detailed move-out instructions and tips aimed at getting your full security deposit back. Two things matter most: follow the cleaning checklist, and make sure we have your forwarding address — without it, we cannot send your deposit. Many residents ask us to coordinate items like cleaning and carpet cleaning through our vendors and deduct from the deposit; that's available too.
If a roommate wants to leave but you're staying (or vice versa): legally, the household is one party on the lease and everyone is responsible for the full rent. Talk to each other first, and if someone needs replacing on the lease, contact us through the portal to start that process.
