Applying
What are your rental qualifications?
The short version: combined gross income of at least 2x the monthly rent, a combined average TransUnion ResidentScore of 600 or above, three years of landlord references, and no prior evictions, open landlord collections, or open bankruptcies. Every adult 18 or older applies individually with their own email address and pays a non-refundable application fee. Can you hold a property before I apply?
No. Applications are accepted and processed as they're submitted, and the highest-scoring complete application is approved. The consolation: an approved application stays valid for 60 days and can be applied toward any of our other available homes.
How old do I have to be to apply?
Every occupant 18 or older must submit their own individual application. Occupants under 18 are listed on the application but do not apply.
Do you accept cosigners?
No. The household must qualify on its own combined income and credit.
How do I apply?
From the listing, complete the application request and you'll receive unique application instructions for that property by email. Have your government-issued ID and proof of income ready, apply from a personal computer (workplace networks often block the payment and upload steps), and expect results within 48 business hours of a complete application. If approved, you'll sign the lease and pay the deposit online by 9:30 a.m. the next business day.
Money
What do I pay at move-in?
First month's rent plus the security deposit — standard is one month's rent. Depending on screening results, an additional deposit up to two months' rent, and in some cases last month's rent, may be required. If your lease starts on or after the 20th, the next full month's rent plus the Lease Admin/Technology Fee is also due on the start date.
Is the deposit refundable?
Yes, a traditional security deposit is refundable, subject to the condition of the home at move-out. You'll get detailed move-out instructions designed to help you recover as much of it as possible, and many residents have us coordinate cleaning through our vendors and deduct it from the deposit.
How do I pay rent?
Through the secure resident portal by eCheck, automatic ACH, or credit card. Rent is due on the first of the month.
What is the Resident Benefit Package?
A mandatory $55/month package included with every lease that bundles the renter's insurance your lease requires ($100k liability / $10k contents), HVAC filter delivery, free online ACH payments, positive rent payment reporting to Experian, on-demand pest control, a one-time late fee waiver, and 24/7 emergency maintenance support. Pets
What's the pet policy?
Pets are welcome at many of our homes — policies on type, weight, and number vary by property, so check the listing. Company-wide, dogs over 75 lbs and restricted breeds are not accepted. Every application requires a profile at paradisepalms.petscreening.com: pet households complete a paid profile assigning a paw score (0–5) that determines the monthly pet risk fee; no-pet households complete a free "No Pet" profile.
I'm a resident and want to get a pet. What do I do?
Complete the pet approval process at paradisepalms.petscreening.com before bringing the pet home. The paw score determines the monthly pet risk fee, and property-specific restrictions still apply.
Living Here
Who pays for repairs and maintenance?
The owner, unless the issue was caused by resident neglect or misuse. Clogged toilets, garbage disposals, dishwashers, and drains are the most common resident-responsibility examples. Submit requests through the portal; for true emergencies, see the resident page.
My roommate wants to move out but I want to stay. What do I do?
Legally, everyone on the lease is one household responsible for the entire rent. Talk it through with your roommates first — often the cleanest path is finding a qualified replacement for the lease — then contact us through the portal to start that process.
My lease is ending and I'm moving out. What do I do?
You'll receive detailed move-out instructions and tips for maximizing your deposit return. The one thing not to forget: give us your forwarding address. Without it, we cannot send your deposit.
